Booking & Payment: Availability, the applicable price and any other terms will be confirmed at the time of booking together with the applicable deposit. A deposit of 30% is payable to confirm your booking. The balance will be due 8 weeks before the start date of your booking. The deposit paid will not be refundable unless agreed by Ionian Villas.
The lead name must be authorised to make the booking on behalf of all party members and accepts the following contract terms on behalf of everyone named in the booking. A binding contract between Ionian Villas and the lead name will come into existence when we have confirmed your booking in writing (which includes e-mail), the deposit has been received and you have confirmed your acceptance of our Terms & Conditions via the online portal or by hand when completing your booking form.
The balance of your booking cost will be due 8 weeks (56 days) before your rental start date. We will send you a reminder 10 weeks before the rental start date. Where you book 8 weeks or less before the start date, full payment of the total cost must be made at the time of booking.
The applicable price of your chosen Property will be as confirmed at the time a booking is requested. You accept that all prices advertised are subject to change from time to time and without notice until acceptance of your booking has been confirmed by us.
The price includes gas, electricity, water, weekly linen change plus any maid service as specified and any other extra services as specified at the time of booking. There may be an additional charge in the event of excessive usage of any included service. Linen changes may vary on some properties and may be subject to change due to water shortages or other Force Majeure causes.
Local tourist and other taxes may be payable in addition to the cost of your booking. In 2023 Greece battled fires and floods that left extensive damage across the country. In 2024 the Greek Government imposed a "Climate Resilience Tax" on tourists to aid the reconstruction of the country's infrastructure. In 2024 this tax was 10 Euros per night per rental property and it has been indicated that the 2025 tax will be the same. For most of our properties we have been able to include the tax in our prices but where this is not possible, the tax will be payable by you to the property owner during your stay and we will give you a further explanation together with the reminder for your final balance payment.
Insurance: It is a condition of booking that all our clients have valid insurance, including health and repatriation cover when they travel.
Property damage: Should you be responsible for any damage to or loss of any item of the property inventory during your occupation of the property, a charge will be made to cover the cost of repair or replacement.
If a security deposit is required (this will be stated on the website property page) the deposit must be paid at the same time as the final payment of the booking cost. Any security deposit will be held by Ionian Villas on behalf of the Property Owner and will be returned to the lead name within 3 weeks of the end of your stay, less any deductions which may be required by the Owner to cover the cost of any damage/breakage/loss.
Force Majeure - Circumstances Beyond our Control: Ionian Villas cannot be held liable or pay any compensation, reimburse expenses, or cover losses for any amount or otherwise accept responsibility if, as a result of circumstances beyond our control, we have to change your accommodation after your booking has been confirmed. When we refer to circumstances beyond our control, we mean any event that we could not foresee or avoid, even after taking all reasonable care. Such circumstances will usually include, but are not limited to, war, threat of war, airport closures, epidemic, natural or nuclear disaster, terrorist activity, civil unrest, industrial dispute, bad weather (actual or threatened), and significant building work ongoing outside of your accommodation.
During the busier summer months, there is an extra strain on the public services of a small island. You may find that this affects your electricity supply, internet access, water supply, rubbish collection etc. Each island community values you as a paying visitor and will try to limit the inconveniences you might experience.
In the event of any breakdown or failure of mechanical equipment such as pumps, boilers, etc. or any problems with public utilities (such as water and electricity) or any noise disturbance, please advise the Property Owner/Owner’s Representative/caretaker and Ionian Villas. Ionian Villas will do all it can to resolve any such problems but will not accept any liability.
Where Ionian Villas introduces an agent/supplier to arrange any additional services, such as transfers, car and boat hire, chefs etc, Ionian Villas does so solely as an agent and without any liability on the part of Ionian Villas for the performance of those services or for the acts or omissions of the provider of the services. Ionian Villas does not receive any payment in respect of any such service which will usually be made to the service provider at the time (via a local agent). For any such service, you will have a contract with the service provider, which will be subject to the service provider’s terms and conditions. Ionian Villas cannot be held responsible for any complaints which arise locally. They must be dealt with there and then directly between you and the supplier.
If Ionian Villas has to cancel your booking, you will be informed without delay and will be offered the choice of an alternative property or a full refund of all monies paid. Provided that Ionian Villas complies with these conditions to the best of its ability, the Company will not be liable for any breach of contract and subsequent claim that may arise as a result of inconveniences suffered. Ionian Villas will not be liable for any claim made against it, if you arrange alternative accommodation without prior consultation and agreement in writing from Ionian Villas.
Your responsibility: It is your responsibility to obtain and bring all documents required for your holiday and to ensure these are in proper order. The lead name must ensure that all party members have adequate travel insurance cover, a valid passport and any necessary visas. Insurance cover is advised for loss, damage or theft of personal property as this is not covered by the Property Owner’s house insurance.
It is your responsibility to keep all children and adults at the Property safe, especially around water. Neither Ionian Villas nor the Property Owner will be held responsible for any accident that might occur as a result of you not being vigilant either inside or outside the Property. Children must be supervised by a responsible adult in the swimming pool at all times. Greek safety standards and regulations may not reach the same levels as those in the UK. Please take all precautions to protect yourselves whilst on holiday, especially with swimming pools, balconies and high terraces.
For some properties, a breakfast hamper or a cook is provided who will prepare agreed meals for you. The cost of all food and drink purchased will be payable locally. Special diets/allergies should be notified to Ionian Villas in writing at the time of booking. However, it is not always possible for special diets to be catered for, particularly in some destinations. No guarantee as to the availability of any special diet can be given. If you suffer from any potentially life-threatening allergy, please consider whether the holiday arrangements you are considering are likely to be suitable. Whilst dietary restrictions of which we are notified in writing in good time before departure (including food related allergies) will be passed on to the Owner, neither Ionian Villas nor the Owner can guarantee that such restrictions will always be observed and accordingly do not accept liability if they are not. Cooks/ local staff may not speak English either at all or with any great degree of fluency and may not in any event be able to avoid the food element to which you are allergic or appreciate that the food they are cooking contains this. You must satisfy yourself that any food you consume will not cause an allergic reaction.
Cancellation: If you are forced to cancel your booking, you must notify Ionian Villas either by recorded or registered mail or by email (if by email, receipt by Ionian Villas must be confirmed). Cancellation takes effect on the date we receive your written notification.
If you cancel more than 8 weeks before your booking start date, your deposit will be forfeited.
If you cancel within 8 weeks of your booking start date you must pay the full balance.
Unless we, as the Owner’s agent, or the Owner can make a replacement booking of the Property for the period of your holiday. If we are able to do so where the amount received for the replacement booking is at least as much as the cost of your holiday, you will receive a refund of your booking cost less your deposit (which the Owner is entitled to retain). Where the amount received for the replacement booking is less than the cost of your booking, both the difference in cost and the deposit will be deducted from your booking cost and the balance refunded to you.
In the event that any additional expenses are incurred in obtaining a replacement booking, such as the payment of commission to a third party, these too will be deducted from any refund. In any case it is advised that you check that your travel insurance provides good cover for reasons to cancel.
Any alteration to the booking (such as accommodation or date change) will be treated as a cancellation of the original booking (attracting cancellation charges) and as a new booking.
Villa Arrival and Departure Times: Check-in time is from 15.00 and check-out time is before 10.00. If you expect to arrive much later than the arrival time (including where you are delayed on route), we ask you to inform the island manager or caretaker using the contact details you have been provided with.
Complaints: During your holiday, any problem with the accommodation must be reported to the property owner, caretaker or Ionian Villas manager. If the problem remains unresolved you should contact us (you will be provided with a 24 hour contact number for Ionian Villas). Compensation payments will only be considered where it is proven that any reported problem had a prolonged or major impact on the enjoyment of the accommodation booked. Ionian Villas cannot accept liability for causes of dissatisfaction which are not notified by you within 10 days of the completion of the booked holiday.
Accommodation Occupancy: Our website shows the maximum number of persons that may stay in each property. This number may not be exceeded unless prior permission is sought and, if the property owner asks for an extra charge to be levied; a supplementary payment made. Pets are not permitted at any property unless prior permission is given by Ionian Villas.
Data Protection: Personal booking Information will only be passed on to the Property Owner and to the relevant suppliers of your transfer arrangements (our island managers). The information may also be provided to public authorities such as customs or immigration if required by them, or as required by law.
Governing Law and Jurisdiction: This contract and any matters arising from it are governed by the law of England and Wales and are subject to the exclusive jurisdiction of the courts of England and Wales.
